Alliance Title & Escrow

 Operating since the 1940’s, the Alliance Title office in Emmett offers important title, escrow and informational services to the community. They are the keepers of county records going back to the beginning of Idaho statehood. 

“Our office began as Gem County Abstract,” said Marilyn Knighton, Vice President and General Manager. “When there is a sale of property, the buyer wants to be assured that the title is clear, that there are no liens or judgments against the property. We are a neutral 3rd party whose job is to report the details and facts about the property. We have to comply by both the Insurance and Financial industry regulations.” 

Alliance Title, operating in 4 states with 33 offices, covers the entire state of Idaho and according to their website, has become one of the North Pacific’s largest title companies. 

“Alliance Title is privately-owned and based in Idaho,” said Knighton. “It’s nice to be a part of a company who is such a good community partner. Currently we are involved in a campaign called Closing the Hunger Gap wherein our office got to chose the recipient of the money raised. For every closing in November, the Alliance corporate office will donate $25 to the Friendship Coalition right here in Emmett. This kind of community support is part of our organizations core values. The company encourages us to have a presence and stake in the community.” 

Knighton, an Emmett resident since 1980, began working at Boise Cascade Building Supply. She then worked at a local bank before being elected to serve as the Gem County Treasurer for several years. 

“This is home,” said Knighton. “We moved here originally to be close to family and I raised my son here. I have two wonderful lady friends that I first met when working at Boise Cascade Building Supply that I still go to lunch with every week. We’ve been friends for 32 years and they are like family.”

 The Emmett office has 3 full-time employees. 

“We represent the buyer who has a choice in which Title Company represents them,” said Knighton. “It’s all about service. We issue a policy of insurance but if there is a claim, we are also the ones who will walk the insured through the process and manage the claim through the steps necessary with the underwriter. The consumer is spending money on security and assurance and deserves to get the best service we can provide. It is a highly regulated industry and pricing of our services is regulated. Where we strive to set ourselves apart is in service; before and after the transaction.”
